Our processes are constantly evolving to ensure best practice, whether it’s instructing design teams, overseeing tendering processes, and carrying out high-level reviews of designs, budgets, and programmes. This ensures the provision of added value through risk management, benchmarking and provision of key performance indicators (KPIs). We strive to ensure there is a clear understanding of client’s strategic needs throughout the supply-chain, and to provide high-level advice at an early stage.
Contract Administration
Compliance with contract documents is the one of most important elements of successful project management. AR would not only support production of, but also compliance with the design specifications and the building contract itself. We regularly ensure conformity with the specification by inspection and approving of the works on site as they progress. Any change needs to have an order system or a contract instruction so to keep the client fully aware of those impacts and to minimise the long-term risks of these variations before they are implemented. Programme of Works is monitored vigorously so that any risk element can be forecasted and thought through in order to progress successfully towards contract complete date.
Cost Management
(As detailed in Quantity Surveying page) Cost Management is an expertise with offer alongside our contract administration service. We prepare valuations, issue certificates for completed works for stage payments, negotiate and issue final accounts. At pre-contract stage, we can advise on budgets costs, cashflow, and any other detailed forecasts and estimates.
Contract / Procurement Advice
After a decade of dealing with 100s of projects, we are in excellent position to advise on what method of procurement should a project assume in order to meet all its needs and avoid problems – AR is able to identify the best form of “contract”, whether a traditional method and or a fast-track (e.g. two stage tendering) one. We also specialise in tailoring own contracts for specific requirements and can provide best legal advice on that basis.
Project Monitoring / Co-ordination / Employer’s Agent
As experienced project managers, we are able to monitor projects on client’s behalf for regular programme updates, check conformity to specification, value assessment and cost monitoring. And if Design and Build (D&B) method of construction is appointed (which is gaining popularity in the UK) we would take care of our client by closely and diligently looking after all matters, and care for every detail to ensure their interest is safeguarded.
