We held development management role on larger residential schemes for national housebuilders, with responsibility for cost control, programme delivery, and risk management across the development lifecycle. These roles involved acting as the developer’s internal delivery lead, accountable for commercial decisions, contractor performance, and outcome certainty.
In parallel, we have structured and executed SME principal-led developments using third-party capital, overseeing deployment, risk mitigation, and exit execution. Investor capital was returned with profit, providing direct experience of capital stewardship and downside management.
The current platform applies institutional delivery discipline, governance, and risk frameworks to principal capital structures, with a focus on repeatability and capital protection.
The transition to a principal platform was a deliberate evolution rather than an opportunistic step-out — driven by repeated exposure to where capital is lost in development structures, and the conviction that disciplined delivery, governance, and risk pricing must sit alongside capital, not downstream from it.

Arman Rahimi has extensive experience in residential and mixed-use development across London, with a professional background in quantity surveying and development management. He has held senior delivery and commercial roles on large-scale residential schemes for national housebuilders, including Barratt Homes Plc, with responsibilities spanning acquisition, planning coordination, cost control, programme delivery, and contractor oversight.
In parallel, Arman has led principal-led development projects utilising third-party capital, overseeing capital deployment, risk management, and delivery execution through to completion. His role combines commercial discipline with hands-on development management, ensuring cost certainty, programme control, and alignment between capital structures and delivery outcomes.
As Founder and Director, Arman is responsible for investment underwriting, development strategy, and investment committee decision-making, with a focus on governance, downside protection, and repeatable execution.
Beyond his professional career, Arman is a family-oriented individual and a person of faith, with a strong commitment to community engagement. As of January 2026, he has been vetted as the running councillor candidate for the Royal Borough of Kensington and Chelsea, where he actively supports constituents in his spare time with a particular passion for local housing delivery and planning challenges. He also sits on a committee within his political party, contributing to policy discussions and community-focused initiatives.

Responsible for cost sign-off
Rob is a Chartered Construction Manager with over 20 years’ experience delivering residential projects across London, with aggregate project values exceeding £200 million. His background spans main contractor and client-side roles, with deep expertise in construction sequencing, cost control, programme management, and contractor performance.
Rob plays a central role in construction-stage risk management, including budget sign-off, cost-to-complete validation, and oversight of contractor change control. His technical and commercial oversight ensures that delivery assumptions embedded at underwriting are maintained through execution.
Rob and Arman share a common quantity surveying foundation, reinforcing a disciplined approach to cost certainty, quality control, and programme adherence.

Mr Benjamin B. Cox
Non-executive / advisory
Benjamin is a Chartered Surveyor with over 15 years’ experience advising on complex, high-rise residential developments in London, with cumulative build costs in excess of £100 million. His expertise includes contract administration, commercial negotiations, regulatory compliance, and risk management across all delivery stages.
In an advisory capacity, Benjamin provides independent oversight on commercial structuring, contractual risk allocation, and compliance frameworks, supporting robust governance and disciplined decision-making on larger schemes. His involvement strengthens cost transparency, contractual clarity, and institutional standards of delivery.
