Development Appraisal, or otherwise known as Residual Land Valuation, requires comprehensive expertise in all aspects of development process. It looks at what can possibly be built on the land (which is an input from our planning experts), then look at what that will be worth when built in future (which is known as Gross Development Value, or GDV, for residential projects – and or NET income, which counts all risks-yield for commercial projects; and these are advised by local experts), then looks at all various development costs (which is an input from our Quantity Surveyors), and minus a realistic profit expectation of whoever ends up investing on the site, and that leaves a “residual value”, which is the highest possible land bid value.
